August brought another reminder that there isn’t one single story defining the Sea to Sky real estate market right now.
In Whistler, activity and pricing varied noticeably by property type. Detached home sales increased compared with August last year, with 10 sales versus 6, while the MLS® HPI benchmark price was $2,491,600, down 5.3% year-over-year. Condo pricing was softer, while townhomes stood out with a benchmark price of $1,690,700, 3.1% higher than a year ago.
Squamish showed a similarly nuanced picture. Detached home sales increased to 14 from 11 last August, while the benchmark price eased 6.3% to $1,592,700. Townhomes showed greater price resilience, with the benchmark reaching $1,009,100, up 1.8% year-over-year.
What does this mean for buyers and sellers?
For buyers, there may be more room to be thoughtful and selective than during faster-moving periods of the market. That doesn’t necessarily mean every seller is highly negotiable—well-positioned properties can still attract attention—but it does make careful property-by-property analysis increasingly important.
For sellers, pricing and positioning matter. Today’s buyers have access to more information and are paying close attention to value, condition and how a property compares with the alternatives available to them.
Perhaps the most important takeaway is that broad headlines don't tell the whole story. Whistler and Squamish are behaving differently, and even within each community, detached homes, condos and townhomes are producing different signals.
